Finca Bellavista is a planned residential treehouse community. As such, we do have building guidelines, rules, considerations, and suggestions for those interested in purchasing, living, or investing here. A governing board, similar to a Homeowner’s Association, will be elected to guide the community and its decision-making and management processes in the future.
Though we have 23 pages of guidelines, the main things to consider if interested in being a part of Finca Bellavista are the following:
*All structures at Finca Bellavista must be either stilt-built or arboreal in nature. Poured slab and/or solid terrestrial foundations are not allowed within the subdivided parcels. (This element allows for terrestrial migrations in this critical wildlife corridor and provides the uniqueness of our community.)
*In general, our guidelines allow for and encourage multiple, smaller square footage structures. (In other words, clear-cutting a parcel to make way for a treehome is not allowed for obvious reasons. Instead, think Ewok Village or Swiss Family Robinson… treehouse pods or rooms connected via bridges to gain needed space or square footage.)
*Owner access within the community is via ground trails or the SkyTrail Network.
*The community’s main access road is for construction and emergency access vehicles only.
*All units must utilize rainwater catch or springwater collection for water needs.
*All units must process waste through a biodigestor.
*All units must tie into the community’s electrical grid, which will be powered by a hydroelectric turbine, or create electricity with an approved alternative energy source.
*All designs, building and site plans must be approved by the Finca Bellavista Environmental Review Board and obtain a municipal building permit.
